Lease Terms

$2,795.00 security deposit

First Month's Rent will be required upon application approval and the security deposit fee is due prior to the move-in (Security Deposit will be 1 month of rent upfront or a monthly fee system, which only applies in some specific cases). An additional $500 refundable pet deposit will be required, and an additional $50/mo Pet rent will be added to the tenants ledger each month along with rent if the tenant has pets and they are allowed in the Unit Property (Only applies for the properties that accept pets), This pet rent may vary depending on the amount of pets, not all pets will be allowed. 625 CREDIT SCORE MINIMUM TO BE CONSIDERED (THIS SCORE DOES NOT GUARANTEE ACCEPTANCE). In some specific cases, a Co-Signer might be considered if the income or credit info is lower than our minimum requirements. First month's rent due at lease signing/application acceptance; security deposit monthly fee system (Only applies for Cook County and properties managed by Chase Real Estate) is required to be set up and approved prior to move in/ also completed at lease signing. For all other counties (apart from Cook County) the Security Deposit payment will be required upfront and prior to move-in. If you have a voucher: please verify if the voucher is applicable for the property; we will consider the amount of bedrooms, amount of rent, deductions for utilities and zip code to determine applicability. All Voucher holders must have a moving packet in hand, an approved voucher for the specific county and first month rent (this will be applied toward the tenant portion or credited at the end of lease if the tenant has no portion). Background report submitted via Buildium app will not be viewed until credit is reviewed and approved as part of a two-step process. TENANT SELECTION CRITERIA: - Owner will consider credit history and scores. Evictions, multiple or recent bankruptcies(from the past year or current year), utility collections, repos, auto repossessions - will NOT be accepted, and they will result in an immediate decline. When multiple applications are received, the soonest available move-in date and length of lease term will also be considered factors when choosing applicants. Owner reserves right to request proof of last 6 rental payments for rental ref verification. Once approved, all the lease documents and 1st month's rent payment will need to be made and complete for us to take the property off the market; otherwise we'll keep considering the next applicants in line.
