Lease Terms

$1,900.00 security deposit

First Month's Rent and Security Deposit fee (1 Month's Rent upfront or monthly fee system) are due prior to move-in. An additional $500 Pet Deposit will be required prior to Move-In if the tenant has pets and they are allowed in the Unit/Property (Only applies for the properties that accept pets), This pet deposit may vary depending on the amount of pets. Selection Criteria: 625 CREDIT SCORE MINIMUM TO BE CONSIDERED (THIS SCORE DOES NOT GUARANTEE ACCEPTANCE). In some specific cases, a Co-Signer might be considered if the income or credit info is lower than our minimum requirements. First month's rent due at lease signing/application acceptance, Security deposit monthly fee system (Only applies for Cook County and properties managed by Chase Real Estate) is required to be set up and approved prior to move in/ also completed at lease signing. For all other counties (apart from Cook County) the Security Deposit payment will be required upfront and prior to move-in. All Voucher holders must have moving packet in hand and first month rent (this will be applied toward tenant portion or credited at end of lease if tenant has no portion) Background report submitted via Zillow app will not be viewed until credit is reviewed and approved as part of a two-step process. It is the applicants responsibility to double check they have submitted required documents for processing. Please have tenant contact lease underwriting for updates, not listing agent. Tenant Selection Criteria- Owner will consider credit history and scores (evictions, multiple bankruptcies, utility collections, repos, auto charge offs - will not be accepted) Income (must be documented three times monthly rent), Employment history, rental history, and references. All applicants must upload with application 3 months' pay stubs. When multiple applications are received, soonest available move in date and length of lease term will also be considered factors when choosing applicants. Owner reserves right to request proof of last 6 rental payments for rental ref verification. Once approved, all the lease documents and 1st months' rent payment will need to be made and complete for us to take the property off the market, otherwise we'll keep considering the next applicants in line. All other funds are required prior to move in.
